01 · The Kingsway

A 1950s kitchen, opened up

We removed a load-bearing wall with an engineered beam, moved the sink to the window and built a 9-foot island.

Day 1 · Strip-out

Down to the studs. Found knob-and-tube wiring behind the old range; replaced it inside the fixed price.

Week 3 · Rough-ins

Beam in, plumbing and electrical rough-ins passed City of Toronto inspection first time.

Day 41 · Handover

Quartz in, pendants hung, deficiencies closed. One day ahead of the date in the contract.

02 · Islington Village

Tub out, walk-in shower in

A cramped tub-and-shower became a curbless terrazzo shower with a linear drain and a floating walnut vanity.

Day 2 · Demo & subfloor

Found a soft subfloor under the tub. Photos to the client by 5 pm, repair priced in the contract allowance.

Week 2 · Waterproofing

Membrane flood-tested for 24 hours before a single tile went up. It's in the daily photo log.

Day 26 · Handover

Glass installed, grout sealed, fan balanced. Two days ahead of the promised date.

Your rights in Ontario. Renovation contracts over $50 must be in writing. If you sign the contract at your home, you have 10 days after receiving your copy to cancel for any reason under the Consumer Protection Act. We include the cancellation notice with every contract.

Paying for it

Pay as the work gets done.

No large deposit. Each payment is tied to a stage you can see. Financing on approved credit is available through a third-party lender; ask at your consult.

Questions

Asked at every consult

How accurate is the estimator?

Most of our final fixed prices land inside the estimator's range. Things that push you outside it: moving walls or plumbing stacks, custom millwork, or older homes with wiring or asbestos surprises. We'll flag those at the site visit.

What if you finish late?

The finish date is in the contract. If we're late for reasons in our control, we credit 1% of the contract per working day, up to 10%. Delays you cause (late selections, added work) move the date by signed change order.

Do I need a permit?

Moving walls, adding plumbing or changing structure usually does; replacing cabinets, counters and tile usually doesn't. We check with the City of Toronto or City of Mississauga during design and handle the application.

Can we live at home during the work?

For kitchens and baths, almost always. We set up dust walls and a temporary kitchen corner if you want one. Basements are easiest of all.

Is the consult really free?

Yes. In-home or video, about an hour, with no obligation. Detailed drawings are $950 + HST, credited in full if you build with us.
